We target underperforming small-bay industrial (flex / IOS) and retail assets in the Charlotte and Raleigh MSAs, typically up to 100,000 SF and up to $10M, with vacancy, below-market rents, or deferred maintenance where we can execute a value-add lease-up and renovation plan.

We focus on acquiring underperforming small-bay commercial real estate assets in the Charlotte and Raleigh metropolitan areas. Our strategy targets well-located properties where operational improvements, lease-up strategies, and rent repositioning can significantly improve property performance.

Our primary focus includes small-bay industrial assets such as flex industrial and industrial outdoor storage, as well as retail properties located in strong traffic corridors. These asset types often present clear opportunities to improve occupancy, optimize rents, and strengthen long-term property performance.

Denis Kazanovskiy Investor

Denis Kazanovskiy has over 20 years of experience in strategy, operational improvement, and value creation. He began his career at PwC and has worked on transformation projects with international and regional companies including Accor, BI Group and Meredian Capital.

Today, Denis focuses on value-add real estate investing — identifying underperforming assets, improving operations, and increasing NOI through disciplined execution.

He is a member of the Value-Add Community and maintains relationships with experienced value-add investors, including Rafik Moore.

We focus on building long-term relationships with brokers rather than one-off transactions. Brokers who bring opportunities often continue working and make money with us as assets are stabilized, leased, and eventually sold.

We Respect Broker Compensation

We respect the role brokers play in sourcing good deals and facilitating communication. We are comfortable paying market commissions and believe brokers should be rewarded for bringing deals.

Repeat Business

When a broker introduces an acquisition opportunity, we often continue working with that broker on future assignments related to the asset, including:

  • leasing assignments
  • future property sales
  • additional portfolio transactions

If the broker gets paid, we get paid.

Partnership Opportunities

In select situations we are open to structuring creative partnerships with brokers.

Rather than earning only a commission, brokers may participate in the equity of a property alongside us. This can allow them to benefit from the value creation of the investment and potentially earn significantly more than a traditional brokerage fee.
